Faced with the shortage of long-term rental housing, Summit County Government offered incentives to build accessory dwelling units through waived building permit fees. This coincided with an empty-nest couple to invest in their property by providing additional income for long-term renters now and allowing them future flexibility for a Summit County homebase should they spend part of the year elsewhere. This new custom new construction one-bedroom apartment sits atop a heated two-car garage. The second-floor open concept living area takes advantage of amazing views to the west of Buffalo Mountain through large windows. The space was designed to utilize additional clerestory windows providing natural light while respecting the privacy of main house. The kitchen features knotty alder custom cabinets, quartz counters, a wine fridge and lots of storage. A southwest facing private deck is just the right size for a hot tub or a comfortable seating area. The building meets all Summit County Sustainable Building codes including solar panels, high efficiency in floor heat and wiring for a charging station in the garage. As an added bonus, the bathroom has double sinks and a steam shower. This design is easily transferrable to other properties and the total construction time was 9-months.
